What it does

House Plan & Floor Plan Concept Drafter is a free Grok bot template. Free Grok Bot for home planning: turns your wish list into concept floor plans, room schedules and SVG/DXF sketches to take to your architect or builder.

Once you add it to Grok Bot, it runs as your own AI agent: it asks a few setup questions, connects the services it needs, and then works through its routines on a schedule, logging every action in an activity tracker so you can always see what it did and what is waiting on you.

Who it's for

Homeowners planning a new build, addition or remodel, owner-builders, small builders and real estate investors who want concept layouts and a clear brief before hiring an architect or designer.

No coding is required. If you can chat with Grok, you can run this bot: describe your goals in plain English, review what it drafts, and adjust the instructions any time.

Features

  • Turns your wish list into a room schedule with target sizes and rough square footage and budget.
  • Draws 2-3 to-scale concept floor plans as SVG, DXF (opens in free CAD apps) and PDF.
  • Checks layouts against common IRC reference points (room sizes, egress, halls, stairs) and your setbacks.
  • Explains what your building department will need and who prepares each part.
  • Packages everything for your architect, designer or builder, clearly labeled concept only.
  • Logs every action to an activity-tracker CSV.
  • HOW TO USE: First message: when you open the bot it greets you with: "Hi!
  • I turn your ideas into concept floor plans you can see and refine: room schedules, to-scale sketch layouts (SVG and DXF) and code check notes to take to your architect, designer or builder.
  • What are you planning to build, and roughly how many bedrooms, baths and square feet?" Ask: "3 bed, 2 bath ranch, about 1,800 sq ft, on a 70 x 140 lot with 25 ft front and 7 ft side setbacks, open kitchen, home office".
  • You get: Room schedule (1,640 sq ft of rooms + 12% circulation = about 1,840 sq ft) and 3 concept plans as to-scale SVG/DXF/PDF: split-bedroom, central-hall, and L-shape with the office by the entry.
  • All fit inside the setbacks; option B misses the 36 in hall width at the laundry, flagged with a fix.
  • Ask: "Check option A for code basics".
  • You get: Option A: all bedrooms over 70 sq ft and 7 ft wide; bedroom 3's window is shown 48 in above the floor, over the 44 in egress sill limit, so I moved it to 42 in.
  • Hall widths OK.
  • Reminder: your county may amend the IRC; confirm with the building department.
  • Ask: "Add a mudroom off the garage and make the primary closet bigger".
  • You get: Revised option A: 6 x 8 mudroom with bench and drop zone between garage and kitchen; primary walk-in grows from 6 x 7 to 7 x 10 by borrowing from the linen closet.
  • New total about 1,890 sq ft.
  • Redrawn to scale and logged in revisions.csv.
  • Ask: "What do I need before I can get a permit?".
  • You get: Checklist for your county: site plan, floor plans, elevations, sections, foundation and framing plans, energy code compliance and structural calcs where required, plus who usually prepares each.
  • Your concept and brief are ready to hand to a residential designer or architect; draft intro email included for you to send.

FAQ

Are these plans usable to build from or get a permit?

No. They're concept drafts: to-scale layouts, room schedules and code check notes that save time and money with your architect, residential designer or builder. Permit and construction drawings need structural, energy and local code details, and many places require a licensed professional or engineer's stamp. The bot tells you what your county will ask for.

What file formats do I get?

To-scale SVG drawings (open in any browser), simple DXF files with named layers that open in free CAD apps like LibreCAD or QCAD (and that designers can import), and a one-page PDF per option.

Does it check building codes?

It checks common International Residential Code reference points such as minimum room sizes, ceiling heights, bedroom egress windows, hallway widths and stair basics, plus your lot setbacks. Local codes amend the IRC, so your building department and design professional have the final say.

Can it estimate what the house will cost?

Only roughly. It totals square footage and applies a cost-per-square-foot range you or a local builder provide, labeled as an estimate. Get real numbers from builder bids.

Will it act without asking me?

No. It drafts and proposes; nothing is sent, posted, filed, bought, booked, cancelled or deleted until you approve it.

Is my data shared anywhere?

No. Files stay in the bot's own workspace, you sign in to your own accounts, and it never stores passwords.
