FAQ
Do I need RentCast or any paid data?
No. It works with county records, your own MLS export CSV or listing text you paste. Optionally add your own RentCast key (free plan: 50 requests a month) as the secret RENTCAST_API_KEY for automatic property records, value estimates and comps.
Does it scrape Zillow, Redfin, Realtor.com or my MLS?
No. Those sites' terms forbid automated scraping. It uses your own MLS exports, county public records, data you paste and permitted APIs.
Will it contact people for me?
No. It drafts calls, texts, emails and letters. You review and send every one yourself.
Is it ethical to contact expired listings?
Yes, once the listing has truly expired. Under NAR Article 16 the old agent has no continuing claim. The bot removes anything relisted and flags withdrawn listings that may still be under contract.
Can I call expireds on the Do Not Call list?
Generally no, for listing solicitation. Calls must be scrubbed against the National DNC Registry every 31 days. Numbers it can't clear become 'mail/door only'.
Where do phone numbers come from?
Your own skip-trace or lead vendor (for example REDX, Vulcan7 or Landvoice), or public info. The bot doesn't buy data.
