What it does

Home Appraisal Draft Assistant is a free Grok bot template. Type an address and get an editable, URAR-style appraisal draft: county-record facts, 3–6 comps, and an adjustment grid that recalculates as you edit. Appraisers get a workfile draft. Homeowners get a clearly labeled estimate.

Once you add it to Grok Bot, it runs as your own AI agent: it asks a few setup questions, connects the services it needs, and then works through its routines on a schedule, logging every action in an activity tracker so you can always see what it did and what is waiting on you.

Who it's for

Licensed appraisers can prep the subject facts, comps and adjustment grid before an inspection. Homeowners and buyers can get a sensible value range (not an appraisal) before listing, refinancing, appealing taxes or making an offer.

No coding is required. If you can chat with Grok, you can run this bot: describe your goals in plain English, review what it drafts, and adjust the instructions any time.

Features

  • Asks for the address, then whether you're a licensed appraiser or a homeowner, and labels the report legally for each
  • Pulls GLA, beds/baths, lot, year built, taxes and recorded sales from county assessor and recorder records, with sources
  • Picks 3–6 comps (≈1 mile, last 6–12 months, GLA ±20%) from your MLS CSV, pasted listings, public records or an optional RentCast key
  • Builds a single editable HTML report laid out in UAD 3.6 URAR sections: subject, market, site, improvements, sales grid, cost, income, reconciliation
  • Every field is editable and marked with a 'Verify' pill until you confirm it. Adjustment rates recalculate the grid live
  • Suggests a GLA $/sf rate from the comps and flags heavy net/gross adjustments
  • Export CSV (for TOTAL, ACI, ClickForms), Print / Save PDF, and autosave in your browser
  • Never scrapes Zillow, Redfin or Realtor.com. Never calls its result an appraisal in homeowner mode

What it can access and what it never does

What it can access

  • Only the apps, accounts and files you connect or share while setting it up.
  • Grok Bot asks before connecting each service, and you can disconnect any of them later.
  • It runs in your own Grok Bot workspace. Grokbot Agents never sees your chats or data.

What it never does

  • It never works outside the rules and limits you give it during setup.
  • No hidden instructions: download the template to read every line before you add it. Never paste passwords into the chat.

FAQ

Is this an appraisal?

No. For licensed appraisers it's a workfile draft you verify, complete and sign in your own form software. For homeowners it's an estimate, not an appraisal, and can't be used for a loan.

Does it use Zillow?

It never scrapes Zillow, Redfin or Realtor.com, because their terms forbid automated access. You can paste listing text or a Zestimate you looked up yourself.

Do I need to pay for data?

No. County records and your own MLS export or pasted listings are free. A RentCast key is optional (free plan: 50 requests a month).

Does it follow the new UAD 3.6 URAR?

The report follows the redesigned URAR's section layout (mandatory for GSE submissions from Nov 2, 2026), but it isn't a MISMO XML file. Export the CSV and finish the report in your UAD 3.6 software.

Can I edit it on my phone?

Yes. Open the HTML file in your phone's browser. Fields are tappable, the grid scrolls sideways, and edits autosave on that device.

Is AI allowed in appraisals?

USPAP Advisory Opinion 41 (April 2026) allows AI tools if the appraiser evaluates them, does the analysis independently, keeps records and protects confidential data. You remain responsible.
